The North Shore Wastewater Treatment Plant is being built in this community, on the Pemberton Avenue lands. Its cost is Max's first priority: a public, line-by-line account of how a $700 million estimate became $3.86 billion, and who decided what.
Marine Drive and Capilano Road are District roads; the Lions Gate Bridge and Highway 1 are the Province's. Max's construction calendar covers the District streets, and the bridge approaches are exactly what a united North Shore voice at the Mayors' Council is for.
Lions Gate Village is a designated centre already being rebuilt. Max's position is that the roads, transit and utilities that serve it are delivered on the same timeline as the homes.

Advance voting is Wednesday, October 7, 2026 at District Hall; Saturday, October 10, 2026 at District Hall and Parkgate Community Centre; Monday, October 12, 2026 at District Hall and Parkgate Community Centre. Pemberton Heights traffic: If traffic evidence shows turning restrictions are warranted, I will support testing them as a monitored pilot that checks emergency access and whether traffic shifts to other streets. Norgate flooding: I will ask for updated flood hazard information and a ranked list of drainage and coastal protections, with ownership, funding and maintenance spelled out, seeking collaboration with the Squamish Nation. Lions Gate amenities: I will publish which public-space and transportation commitments are secured, what gaps remain and who is responsible for delivering them. Lions Gate / Lower Capilano as the District of North Vancouver defines it on its own "In your neighbourhood" pages: Lower Capilano, Woodcroft, Pemberton Heights, Pemberton, Norgate. Central Lonsdale, Lower Lonsdale, Grand Boulevard and Calverhall are in the City of North Vancouver, a separate municipality that elects its own mayor and council on the same day. If you live there, this election is not yours — the City's is.
